There were many complicated factors involved in our home buying process as we had just had our second child and were looking to relocate from SF to LA in 2021. This review is long overdue. James was our realtor for the sale of our home. My wife and I were expecting our second child, so Covid created some obvious health safety concerns that made timing and logistics tricky through the entire process. We had already worked with James a couple years before when we purchased the property so we trusted him to take care of us. Despite our established relationship, James took nothing for granted and came prepared with thorough market research and an entire playbook. He took the time to walk us through various options, his rationale, and ultimately drove us towards a target strategy that considered all of our unique objectives. Whereas setting strategy is the fun part of the job, execution is where James really differentiated himself with this sale. Through James's stewardship, our home was beautifully staged and marketed. My family and I were displaced for only a couple of targeted and carefully planned windows and we had overflowing interested and multiple competitive offers. And so, when we accepted an offer we were ready to celebrate. However, as with any major transaction, there will always be unknown unknowns. With our sale, we had some hurdles to overcome to close the deal and this is where James was truly special. He moved beyond acting just as our agent and acted like an owner. While my family and I adjusted to becoming a family of 4, James handled every twist and turn with grit and professionalism. James consulted us, kept us informed, and protected us where necessary. I have to start off immediately by saying how amazing James was. My fiancé and I were first time home buyers, and we really didn’t know what to expect when we started looking for a house. We didn’t even intend for James to be our realtor as we were just exploring our options without intending to get very serious about home shopping, but he was so welcoming, knowledgeable, and great to work with that we couldn’t imagine working with anyone else! As first-time buyers, James made the entire process feel easy. He was able to guide us through every step of the process while offering his advice all along the way. His explanations on what steps we had to take and why were so clear. He was never forceful like that horrible car salesman trope. James listened to us, and it was very clear that he was going to be very patient and only settle for our perfect house. Very quickly he was able to discern what we liked and did not like even when we weren’t always able to articulate that. With his calm demeanor, James was such a pleasure to work with. He was always available for us to answer questions or book viewings. He worked around our schedule, and I feel like we drove him all around LA looking at neighborhoods in all corners. He was always there at the next house waiting for us no matter what day of the week or what time. In fact, I think it was around 9 or 10 at night when I texted James that I saw an amazing house that was only 4 hours into being listed we had to get a viewing of right away. James was on top of it, and we quickly had the second viewing available. That house ended up being the one we bought! It also helped that James had some great ideas and strategies towards our offer standing out amongst the rest. James provides all-inclusive and trustworthy service at the highest level. When we started our home search, we knew absolutely nothing about the home buying process. We met other real estate agents who would push us towards higher-priced homes in areas that we disliked. They pressured us to take what we could get because our budget and timeframe weren't feasible. But then we met James. He came highly recommended through a glowing referral from a close friend. From Day 1, he provided a step-by-step virtual presentation of the home buying process and walked us through the pros and cons of each neighborhood we liked. We told him about our situation, our needs, and our price point. Unlike previous agents, he assured us that he could find us a home in the area we wanted in the price range our budget allowed in the timeframe we needed. And he delivered. At first, we thought we knew where we wanted to purchase a home, but every week, he showed us a new pocket of LA to not only reveal hidden gems, but also to help narrow our search criteria down to what was most important to our family. He provided a rating system to help us measure one home against another, and when we started receiving counter-offers, he would ask us illuminating questions to help us gauge how badly we wanted a home and whether it was really worth increasing our offer. James held our hand through the entire process and he was a consistently patient and reliable partner. He led us away from homes that he felt were overpriced, even though he would have received more commission. Even when his wife gave birth to his second daughter, he was still extremely responsive and available to provide excellent service to us (thank you to his wife, Sarah!). But ultimately what benefited us the most was that James' team consists of some of the most well-known and established real estate agents in LA. In this competitive market where any advantage matters, he was able to provide us with an incredibly rare off-market opportunity to purchase the home of our dreams. It was a beautiful Spanish house in the neighborhood we loved the most in the timeframe we needed it by, and it was even under our budget. On top of all that, once our offer was accepted (without any competing bids!), James set up all of our inspections for us and even scheduled a general contractor to come estimate any renovation/repair costs. He coordinated with a loan officer to help us lock in the best loan terms, he negotiated a generous seller's credit for us (despite the home being sold "as is"), and he built out a digital calendar of all the upcoming deadlines to guide us through our 21 day (!) escrow. From Day 1 all the way to Closing Day, James walked side-by-side with us through the entire home buying process. His service was exceptional and truly all-inclusive. His attention to detail and willingness to work so hard on our behalf while never pressuring us is as rare as it is valuable. We feel that we not only gained a home, but a true friend, and we still talk to him regularly about our remodel plans and his newborn daughter. He helped us with good humor through dozens of showings and more than a handful of offers. We really liked James after meeting him for the first time. He was genuine and humble. We moved to San Francisco 2 years ago and rented out our home in Los Angeles. After acclimating to the Bay area, we decided to buy a home up here. When we started our home search, we knew absolutely nothing about the home buying process. We met other real estate agents who would push us towards higher-priced homes in areas that we disliked. They pressured us to take what we could get because our budget and timeframe weren't feasible.

But then we met James. He came highly recommended through a glowing referral from a close friend. From Day 1, he provided a step-by-step virtual presentation of the home buying process and walked us through the pros and cons of each neighborhood we liked. We told him about our situation, our needs, and our price point. Unlike previous agents, he assured us that he could find us a home in the area we wanted in the price range our budget allowed in the timeframe we needed. And he delivered.

This review is long overdue.  James was our realtor for the sale of our home.  My wife and I were expecting our second child, so Covid created some obvious health safety concerns that made timing and logistics tricky through the entire process. We had already worked with James a couple years before when we purchased the property so we trusted him to take care of us.
Despite our established relationship, James took nothing for granted and came prepared with thorough market research and an entire playbook.    He took the time to walk us through various options, his rationale, and ultimately drove us towards a target strategy that considered all of our unique objectives.
